Rental agreement

Important Information

Please take the time to carefully read this rental agreement. By completing the reservation request, you agree to comply with the terms and rules described herein. You will also be asked to provide a photo of yourself holding a valid photo ID that matches the name of the primary guest listed on the reservation. The credit card used for payment must bear the same name. Your reservation will be confirmed once both requirements are completed.

MONTHLY / SEASONAL RENTAL AGREEMENT – CHALET BÈLKAY

1. PURPOSE OF THE AGREEMENT

This agreement covers the temporary rental of Chalet Bèlkay for a period of 32 days or more.

It is not a residential lease and does not grant any right of occupancy beyond the agreed rental period.

2. PRICE AND PAYMENT TERMS

50% of the total rental amount is due at the time of booking.
The remaining balance is due no later than 30 days before arrival.
A $750 pre-authorization will be held 1 day prior to arrival and released 7 days after departure if no damages are found.
Payment must be made by the person booking the chalet, who must also be present for the duration of the stay.
Third-party bookings on behalf of others are not permitted.
The main renter must be at least 25 years old at the time of signing and must provide valid ID for verification.
The renter must notify their insurer of the rental and hold adequate liability insurance.

3. OCCUPANCY AND GENERAL RULES

Parties are strictly prohibited.
Maximum occupancy: 9 people. Overnight guests beyond this number are not permitted.
Visitors not included in the reservation must leave before midnight. A $250 late departure fee will be deducted from the security deposit if not respected.
The renter is responsible for any material damage during the stay, except in cases of structural defects, poor maintenance by the owners, or natural disasters.
The renter also assumes responsibility for anyone they allow onto the property and releases the owners from any related claims.
Security cameras are installed facing the entrance and yard (not the spa) for safety and to confirm the number of guests.
The rental is for temporary leisure purposes only.
Quiet hours: 10 p.m. to 7 a.m. (moderate noise required).
Weekly visits for spa maintenance, lawn mowing, or snow removal may occur without requiring the renter’s presence. Access to the property must be allowed for these purposes.
No assignment or subleasing is permitted.

4. PROHIBITIONS

No pets allowed.
Fireworks are strictly prohibited.
No smoking or vaping indoors (fine of $250).
Do not move furniture.
Only thin toilet paper (as provided) may be flushed. All other items (tampons, condoms, coffee grounds, wipes—even “flushable” ones) must go in the trash. Improper disposal may damage the septic system and result in repair charges.
Do not use phosphate-based or bleach products, which can harm the septic system.
The use of firearms, air guns, bows, crossbows, paintball guns, or any weapon is strictly forbidden.
Do not tamper with the alarm system.

5. SPA USE

A shower is required before using the spa. Sunscreen or oils are not permitted.
No eating, vaping, or smoking in the spa.
Glass containers are prohibited; plastic cups are provided for beverages.
If improper use requires draining and refilling the spa, a $250 fee will be charged.
Always close the spa cover when not in use to prevent evaporation and damage.
When not in use, set the temperature to 95°F. Do not exceed 102°F.
Children under 16 must be accompanied by an adult.
Persons who are elderly, pregnant, have heart disease, or blood pressure issues should consult a doctor before using the spa.
Use of the spa is at the guests’ own risk. The owners assume no liability for accidents.

6. PARKING

Parking on public roads is not permitted.
Vehicles must be parked only in the designated spaces on the property.

7. ACCESS TO LAC LÉON

Gas-powered engines are not allowed on the lake.
Motorized vehicles (snowmobiles, ATVs) are prohibited on the lake in winter.
Only rowboats, canoes, kayaks, and pedal boats are permitted.
Any watercraft previously used on other lakes must be cleaned before use on Lac Léon.
Children must be supervised by an adult while swimming.
No soap or shampoo may be used in the lake.
Lake use is permitted only from sunrise to sunset.
Avoid loud noise, music, or strong lighting near the lake.
Use of the lake and watercraft provided is at guests’ own risk. The owners assume no responsibility in case of accidents.

8. MAINTENANCE AND RESPONSIBILITIES

The renter agrees to keep the chalet clean and in good condition.
Trash must be placed in the designated bins.
Any damage, hazard, or dissatisfaction must be reported to the owners immediately.
The renter must use only the rented areas and respect the peace and privacy of neighbors.
The renter agrees to follow all posted instructions inside the chalet.

9. BBQ AND OUTDOOR FIREPIT USE

The renter must use the BBQ and outdoor firepit safely.
No accelerants (e.g., gasoline) are allowed.
Fires must be made only in the designated firepit and using wood logs.
SOPFEU fire safety rules apply. Never leave a fire unattended.

10. OWNERS’ RESPONSIBILITIES

The owners are not liable for any damages, losses, injuries, delays, or events beyond their control, including accidents, power outages, water shortages, or internet failures.
No refunds will be issued for circumstances outside the owners’ control.
The owners reserve the right to terminate the rental agreement immediately and evict guests in cases of legal violations, nuisance, abusive behavior, or disturbance of neighbors’ peace.

11. CANCELLATION AND MODIFICATION POLICY

60+ days before arrival: full refund
59–31 days before arrival: 50% refund
30 days or less before arrival: no refund
Early departure or no-show: no refund
Date changes are possible up to 30 days before arrival, subject to availability.
